Rheem 212VP40E-1P A Gas Inadequate temperature

This gas water heater is currently failing to deliver water up to, what had been, an adequate hot water temp. Exact prior temp is unknown however home owner is emphatic that the current temp is way lower than what had been coming out of the faucet/shower head.

This unit is a 1994 model. I am thinking, since the gas flame is present, that sediment at the bottom of the tank may be the most likely culprit. Given the units age is any additional diagnostic effort on my part justified or should the HW unit just be replaced?

has anyone ever flushed the sediment from the Tank using the lower Water Valve ?

if there's a Drain Valve at the bottom of the Tank,

drain until the water is no longer rusty ..

careful, it'll be hot water unless you turn OFF the Water Heater and run the House hot water till cool.
