Water heater started leaking profusely from under top cover. Had to shut off water supply. Checked and tightend inlet and outlet pipes but still leaking like a water fall. Read that the top cover is foamed on and can't be removed. Could the tank seam have given way or rusted? MFG date is 720069. Don't want to spend more than $400 for a replacement and research found that GE is cheap but it's really undependable. Any suggestions on brands to look at for around $400.
